When a home or property is listed For Sale, one of the most important marketing tools is photographs.
The photos of a property will often mean the difference between potential buyers coming to see the home or looking at others first.

Anyone can take pictures.  We all have digital cameras now.  But for what it costs to have professional photographs, there is no reason to do it yourself.
 
The photos you are using now are probably just fine, but I feel I can make you, the realtor, appear more professional, and be more successful in selling or renting your property or home.

Pricing Policy

The price is based on a set price per property.  I don't charge by the hour or by the photograph, so there are no surprises or shocking bills.  My price is very reasonable because I charge the same for almost all properties.   The way it works for me is that I photograph small homes/properties as well as large complicated ones.  It should average out and be fair for everyone.  The exceptions to this is if the property requires travel of more than 1/2 hour each way, or if the property involves a lot of land, and extra time for that.  For clients who use me regularly and practice the small & large averaging thing, I usually don't add for driving or large properties.

I usually spend about an hour to three hours shooting photographs, although I have spent as long as 7 hours.    I normally take 150 to 300 photos of the property, then go back to my computer for editing.  I then spend about 3 to 5 hours selecting, rejecting, adjusting, changing the lighting and contrast, removing distortion, etc. to make the final results look appealing but not deceiving.

A day or two later, you get photos you can use for the multiple listing service, craigslist ads, flyers, or whatever you choose to help with the home sale.   Sometimes during times of high demand, it may take a week to get edited photos back to you, the customer.  I work alone, and when I'm busy shooting photos all day, it's impossible to keep up with the editing.  Please be patient.  I take my time for the sake of the final product.  If you are in a "I need it yesterday" mode, let me know ahead of time.   

The only restriction is that you don't own the photos, and cannot resell them, transfer them to another person to use, give them, or in any way pass them on to be used by a third party.  The photographs remain the property of Hal Johnston/RC Photoworks.  They cannot be resold by you to another realtor or homeowner.  I do have options for getting those photos to a third party, but they cannot be transferred without the express written permission of me, Hal Johnston, and if someone would like them, they are welcome to contact me for information on how to get them for their use.
